Al-Burj centrepiece set to dwarf Burj Dubai at 1,200 metres

The Al-Burj tower being planned by local real estate developer Nakheel will be the world’s tallest, according to those close to the project. Construction will begin later this year and form the centerpiece of the Madinat al-Arab at Dubai Waterfront.

The final height of the tower has not been confirmed but it will be taller than the Burj Dubai which is expected to exceed 800 metres. Companies involved in the project under pre-construction agreements last year have said the initial height was 1,600 metres but that was scaled back to 1,200 metres.

“The tower’s height is confidential but I can confirm it will be taller than the Burj Dubai,” says a source close to the project.

Nakheel has previously only said that Al-Burj will be one of the world’s tallest towers.

The piling and excavation package is due to be tendered soon. “We expect to receive documents in a few months,” says a local piling contractor.

The tower was originally conceived as the focal point of the Palm Jumeirah and known as the Pinnacle. It moved to Dubai Waterfront where it was renamed Al-Burj and received a major design overhaul (MEED 27:10:06).

The consultancy team is led by the UK’s WSP and includes Australia’s Van Der Meer Consulting and US-based Leslie E Robertson Associates. A US team of Pei Partnership Architects and Axis Design Group (ADG) completed the preliminary designs.

Two other kilometre-tall towers are planned in the region – the 1,001-metre Mubarak al-Kabeer in the Silk City project in Kuwait and a 1,022-metre tower in Manama, Bahrain.

Burj Dubai gets a rival

Dubai: Burj Dubai, which is on its way to becoming the tallest tower in the world, could be dwarfed by another Dubai landmark, Al Burj, before its completion in 2008, officials told a Meed Projects conference on Tuesday.

"With more than 700 metres in height and more than 160 floors, Burj Dubai will be the tallest tower in the world," Abdullah Lahej, Emaar Properties director of construction, told delegates at the second Major Project Developments in Dubai conference, organised by Meed Projects, an online projects tracker. "We are now pouring concrete for the 17th floor."

Though it is unclear as to which Burj will eventually dwarf the other, one thing is pretty clear: Dubai will have the two tallest towers.

Following the launch of Burj Dubai, Nakheel, a Dubai-based property developer, last year announced Al Burj, which was initially planned to be developed on the Palm Jumeirah's trunk, where the Palm Trump Hotel and Tower is being planned.

Al Burj has been presented to General Shaikh Mohammad Bin Rashid Al Maktoum, Crown Prince of Dubai and UAE Minister of Defence.

The location of Al Burj was later shifted to Dubai Waterfront the world's largest man-made waterfront development. However, its height remained a secret until yesterday as Nakheel did not want the public to speculate on it.

"At the moment, I can only say that Al Burj will be at least 700 metres tall and one of the tallest towers in the world," Robert Lee, Nakheel's director for development, said, avoiding further queries on its actual height, or if it would challenge Burj Dubai.

"Al Burj will be a mixed-use project with a combination of offices and residences. We are currently working on its design."

Construction officials are certain that it will be higher than Burj Dubai.

"I can't imagine anyone spending so much money to raise it up to 700 metres and not make it the tallest tower. It would be foolish of any developer not to stretch further to make it the tallest one in the world," said an official of a large contracting company.

"I hear, Nakheel is looking to stretch Al Burj to around one kilometres in height, that is 1,000 metres," said a participant.

Nakheel, owned by Dubai Government, and Emaar, a listed company, which is 32.5 per cent owned by the government, are two of the three entities mandated by the government to offer properties on a freehold basis to expatriates.

Together with Dubai Holding, the government's investment arm, they are rapidly transforming the emirate.>

Description:
Port Tower Complex is a vision of Karachi port trust which came very close to reality. The initial vision was for a 500ft tall observation Tower and restaurant that would give a full view of the city of Karachi. When an investor from Qatar came forward the project was changed into a Tower complex with the tallest tower being 1400ft tall. Later on the request of Shaukat Aziz the tower was rescaled to 1500 ft (To make it taller than Petronas Towers) but the project never materialized.In fall 2005 KPT chairman expressed an intention of building a 1947ft tall tower which would be one of the tallest buildings in the world. Recently, the President of Pakistan has given the project a push and it has been revitalized.

Karachi: KPT Tower Complex ~ 300m

Aedas wins Pakistan Competition

The Karachi Port Trust (KPT) has announced that Aedas is the winner of an international architectural competition for the design of a new landmark waterfront development in Karachi, Pakistan.

The mixed-use project will be the first such landmark building built in Karachi Port. The scheme has two aims: to act as catalyst to some major regeneration initiatives planned for the port by KPT as it develops its land bank; and to provide a new landmark for this new Commercial Business District by the waterfront.

Endorsed by PakistanÂ's President General Pervez Musharraf, designs also include residential, retail and conference facility space in addition to its core commercial facility.

The distinct form will be an instantly recognisable symbol. It responds to ecological concerns to reduce carbon footprint, setting a precedent in Pakistan for environmental building standards though the use of passive design principles and techniques of environmental control.

At the centre of the development is an 80 storey helical tower with glazed outer skin. This will house 102,000 sq m of office accommodation, on top of which will sit a 250-bed 5* hotel across the top 21 storeys. The hotel will also include 30 luxury serviced apartments and a swimming pool, and give immaculate views over the Indian Ocean.

Three further towers echo the design, each of varying heights, arranged around a lake. These will each include 280 serviced apartments with a further 70 apartments above 10,000sq m of high-end retail development. The scheme also features a 1,200-seat convention centre and exhibition hall and an underground 2,500 space car-park.

Â"Over the last six months we have worked to develop a concept design that satisfies an international demand for BCO standard office space and answer an extreme shortfall in 5* hotel and high class residential facilities identified by the Karachi Port Trust.

This is the first step in developing a large swath of reclaimed land at Karachi Port, a promising area of prime commercial and residential development.Â"

SOLAR TOWER SITE DEVELOPMENT UNDERWAY
Meteorological testing to confirm Bureau of Met eorology weather data will commence at the site of EnviroMissionÂ's proposed Solar Tower this month.
Leighton Contractors Pty Ltd will commence the installation of site facilities including project offices and operational equipment at the site over January in readiness for MEDCO Pty Ltd who will manage the meteorological testing from February 2005.
MEDCOÂ's meteorological testing will provide quantitative data for EnviroMission and Leighton Contractors Pty Ltd to use to support early project findings and confirm existing Bureau of Meteorology weather data in
the area and specifically at the site for the worldÂ's first Solar Tower power station in the Wentworth Shire of south west NSW.
Testing will involve measurement of ambient temperatures, wind velocity, solar insolation and vertical
temperature profiles.
EnviroMission Executive Chairman, Roger Davey, advises Â"the commencement of testing by MEDCO with
project management by Leighton Contractors is a vital event in the journey to commercialise a Solar Tower in Australia.
Â"Several markets poised to develop Solar Towers, primarily China and the USA, closely follow the progress of the Australia project and whilst this meteorological testing is site specific, the information and methodology will be generic to the overall development template.
Â"Testing at the site is also intended to further prove and strengthen critical design assumptions within the engineering case where they relate to weather patterns and conditions.Â"
This investigation coincides with the assessment of two technologies , previously announced by EnviroMission, for inclusion with the Solar Tower design – it is expected confirmation of the meteorological data will also benefit the evaluation of the technologiesÂ' commercial case.
If successfully adapted to the Solar Tower, the technically and commercially proven technologies will substantially increase the efficiency and energy output in the region of 40% compared with original concept design estimates and will vastly reduce the collector zone corresponding in an overall reduction in capital cost.
The success of the pre-feasibility stage of the project concluded in February 2004, advanced operations towards detailed financial modeling throughout 2004 that included investigation of enhancements to the Solar Tower design to further increase output and decrease capital cost in order to deliver the strongest commercial model for domestic and global commercialisation.

The China World Trade Center which will total 759,000 sm when completed will be the third and most important phase of one of the most prestigious developments in Beijing.

The mixed-use development will contain 1 super-tall tower, two office towers, a new office building adjacent to the Guo Hui entertainment tower, two apartment towers, an exhibition center, and a winter garden.

The project was won in a design competition, and the keystone of the design was the super-tall tower. The design of this tower is 81 stories and 333 meters tall, and is the result of a collaboration between SOMs architecture and structural engineering studios. The towers superstructure, which has to take into account Beijings seismic activity and high winds, is composed of structural steel with composite metal deck slabs. Diagonal mega-braces on the buildings exterior will visually underscore the strength and majesty of the tower.

This tower will contain a 5-star hotel and premium-grade corporate office space. On either side it will be flanked by a 150-meter-high office tower. Below-grade will be 4 levels 2 floors of retail and 2 floors of parking.

The construction was supose to start in 2002, and completion in 2005. But due to many poblems the construction started in late 2005, and its expected it will be completed in early 2009.

Current Status:

Deputy PM John Prescott on 19th November, 2003. Sellar have given PricewaterhouseCoopers (tenants of the current site)
notice to vacate their building and say they are still fully committed to the project. They have now secured tenants -
Shangri-La Hotels, who will be occupying floors 34-52 - and Transport for London who will be taking a large chunk of the
office space. It is confirmed that PricewaterhouseCoopers will move in July/August 2007 and that demolition of the
site will be starting immediately afterwards
, with construction itself starting in 2008 and finishing in 2011.

Advertising Japanese architect Fumihiko Maki has been chosen by a Taiwan consortium to design the Taipei Twin Tower, a new landmark for the capital city scheduled to be launched in 2011, a city official said.

Maki, 77, has been named by the China Engineering Consultants Inc (CECI) to design the Taipei Twin Tower, part of the urban renewal plan involving expanding the Taipei Railway Station and developing surrounding areas, Lee Shang-jui, from the Taipei city government's Department of Rapid Transit System (DORTS), told reporters.

"The Taipei Railway Station will be rebuilt so that it can link up with the high-speed railway and the Mass Rapid Transit (MRT) line linking the Taipei Railway Station and the Taiwan Tao-yuan International Airport," Lee said.

"In 2011, foreigners arriving at the Taiwan Tao-yuan International Airport will take the MRT line to the Taipei Railway Station, and see the Taipei Twin Tower when they come out of the Taipei Railway Station," he said.

The Taipei Twin Tower will be two matchbox-shaped commercial complexes -- one 318.5m tall with 76 stories, and the other 239.3m tall with 56 stories.

They will stand west of the new Taipei Railway Station which Maki will also design. Maki has called his design the "Gate of Taipei."

On completion, the Taipei Twin Tower will become Taiwan's 3nd tallest building after the 508m Taipei 101 and the 347.5m Tuntex Sky Tower in Kaohsiung.
